Population

By recent estimates, approximately 25,600 people live within the roughly 15 square miles that make up the city of Oakley. Under the existing Oakley General Plan, a population of 47,000 is projectd by 2015.

Income Base

The median household income is $67,764, with approximately 57 percent of the household incomes between $35,000 and $74,999.

Housing

The majority of residential properties are single-family units with prices considered low- to mid-range for the San Francisco Bay Area market. 69 percent of the owner-occupied housing is in the $125,000 to $174,999 and the $175,000 to $200,000 categories. Apartments and rental units are limited. An informal survey conducted in April 2000 of rental units published in the Contra Costa Times showed prices for single-family rentals ranging from $875 to $1,100 per month. We have seen rentals advertised for $1,400 or more.

Employment

The Employment Development Department reports that most Oakley residents commute to jobs in central Contra Costa County, Oakland or San Francisco. A growing number are also commuting to high-tech jobs in the Livermore, Pleasanton and Silicon Valley areas. Oakley's proximity to these employment centers and its relative affordability, coupled with a strong economy, have fueled a recent spurt of housing development. Like most bedroom communities, Oakley is woefully lacking in local jobs. Employment has occurred in the retail and service sectors, but only a small percentage of residents actually work in the town. Principal occupations include home-based businesses, contracting and construction, and education.

Ethnic makeup

The population is predominantly white/Anglo Saxon, although there is a strong Latino,Portugese and Italian influence attributable in large part to Oakley's agricultural roots and pioneer families. Blacks and Asians are also settling in Oakley with increasing frequency, reflecting the Bay Area's growing diversity.
